AEC business is project based and no two projects are exactly alike. Subcontractors are organized regionally, not nationally and working closely with the local supplier community. Similarly, building codes are interpreted by regional inspectors and local professionals have close working relationships with these code officials.    

Under these circumstances, the Industry needs to consider taking into account and calculating alternative approaches to improve productivity. Society requires the industry to contribute to a greener environment. Consequently, the relationship between the stakeholders has been changing to adapt to society’s demand. Also, Construction projects have risks associated with them such as the building not performing, problems occurring during construction, and safety of workers in building the buildings. The insurance costs are rising above a reasonable level.
